The largest office transaction in 2012: 17 000 sq. m. rented in Myakinino business center

RWM Capital Asset Management declared that block "B" of the Myakinino Business Center has been fully leased out. The total area of the block is 25,000 sq.m, with a leasable area of 17,000 sq.m. One of the largest distributors of computer equipment and household appliances is the new tenant. The consultant in the transaction was S.A. Ricci.
“We have rented 100% of the office premises in the Myakinino Business Center on a long-term 7-year leasing agreement,” said Gavriil Korolev, Director for Asset Management of Real Estate Funds at RWM Capital Asset Management (JSC). “We consider that the key success factors are not only the attractiveness of the property itself, but also our approach to the work with the tenant. The market has greatly changed since the financial crisis. Back then, the owners of office premises dictated the terms, now they need to focus more on the tenant’s interests. We sought to fully satisfy the demands and wishes of our tenant, and this has allowed us to commission the object under conditions of tough competition (there are some similar properties located near the Myakinino Business Center). We decided and begun to fully finish the first three floors of the building, including the premium finishing of the entrance lobby, even before the tenant appeared. Our business center offers an excellent parking ratio: one parking space per 53 sq.m. of leasable area. We undoubtedly consider this as a significant transaction in the Moscow office leasing market.”
As of today this is the biggest transaction of 2012 involving the leasing of office premises. We should recall that in the 1-st quarter of 2012, the largest transactions were the leasing of 8,600 sq.m. of office premises in the Leipzig Fashion House MFC (an S.A. Ricci supported transaction), and the leasing of 6,500 sq.m. in the PREO 8 BC by the BDO Unicon Company (a Jones Lang LaSalle supported transaction).
“Initially our task was to attract major tenants and lease out the premises, but leasing out the entire block in just one deal is the natural culmination of our work,” said Alexey Bogdanov, partner and director of office real at S.A. Ricci. “Projects in the region of the Moscow Ring Road (MKAD) are becoming increasingly popular now. However, the majority of tenants are confused by the fact that many new business centers are located far away from the Subway, therefore even favorable leasing terms have not always been advantageous in attracting tenants to such projects. The Myakinino Business Center has no such problem: it is virtually the only project that is outside the Moscow Ring Road and just a few steps away from the Subway. The growing popularity of the Myakininskaya Floodplain contributed to the success of the transaction, along with the owner’s wise responses to the tenant’s wishes. The rapidly developing infrastructure of the district is one more factor which proves that the tenant has made the right decision".
The Myakinino Business Center is a 12-story building with modern architecture, consisting of four independent blocks laid out in square configuration that forms an internal courtyard. The blocks are joined by staircases, while they also have separate entrance lobbies and elevator banks. The project provides a multi-level surface parking for 1,100 vehicles and a guest parking lot. The infrastructure of the business center includes a restaurant and a cafeteria. The Myakinino Subway Station is just a 9-minute walk from the business center. Myakinino is located in a developing administrative and business district of the Moscow Region – the Myakininskaya Floodplain, which houses the Crocus Expo International Exhibition Center, the shopping malls Auchan, Leroy Merlin and Tvoy Dom, along with the most important governmental and administrative structures of the Moscow Region, such as the Government House and the Moscow Regional Court. Good transport accessibility is one of the project’s advantages. It takes 15 minutes to reach the business center from the downtown.
