The ways of attracting private capital to projects need to be improved

To attract private investors' capital to projects, it is necessary to carefully develop the projects themselves and create an "entry" infrastructure for private investment. Felix Blinov, CEO of the RWM Capital Investment Group, at the conference, expressed this opinion "Developers and Banks: Dialogue 2025/2026".

"Today, at almost every conference, experts talk about the existing problem of attracting capital for project implementation. The markets are undercapitalized, debt financing is expensive, interest rates are high, and as a result, private capital is not flowing into projects. On the other hand, almost 80 trillion rubles are held in bank deposits. The income from these deposits alone will amount to tens of trillions of rubles, and with the gradual decrease in the key interest rate, these tens of trillions will enter the markets," said Felix Blinov.

In order to bring this capital into projects, it is necessary to create the right "bridges" and find the right tools. According to the speaker, the first and most obvious "bridge" is public-private partnership, which allows for the implementation of economically inefficient projects, and many infrastructure projects are such.

The second way to attract private investment in projects is through the tools of the collective investment market, which currently has a total value of 20 trillion rubles, and this figure is constantly growing. The collective investment market has built the necessary "bridges" to attract private investors, and retail real estate mutual funds are gradually "exploring" new segments.

"In particular, in addition to the traditional segments such as residential, office, and logistics real estate, the assets of a closed-end fund today include data centers, light industrial facilities, etc. Moreover, almost every major developer already has its own closed-end funds. There is private capital in this market, and it is working, and today our task is to see how it can be "unfolded" into pre-development projects, etc.," the speaker said.
