Closed-end unit investment funds today are the driver of development of the real estate investment market

On September 23, 2021 Felix Blinov, General Director of RWM Capital Investment Group, took part in a conference of the Russian Managers and Developers Guild called "Innovation on the Real Estate Market" where he spoke about the current situation on the market of collective investments in Russia and development of closed-end unit investment funds on the real estate market.

In particular, he noted that the time has come when the long-standing forecasts about the development of the collective investment market in Russia began to materialize.

"We said that the moment would come when the trillions of rubles held on deposits of private investors would go to new markets, including the real estate market and the market of collective investments. And 2020 was a watershed year in this regard. A colossal number of private investors have come to the stock market in search of profit. But after trying their hand at the stock market, many of them either go back to conservative investments, or turn to professional managers.”

And this is where closed-end mutual funds, which allow you to invest with professional quality and with a small "check", become the "hit of the season". It is no coincidence that in the first half of 2021 alone about 500 billion rubles were invested in closed-end unit investment funds by private investors. According to the speaker, at least 40% of these funds came to the real estate market through closed-end unit investment funds, becoming a kind of a driver for the development of the industry.

"We expect the collective investment market to continue to develop and grow. The decisions taken by the Central Bank to optimize regulation of the closed-end unit investment funds market with the simplification, not to the detriment of quality, of the procedures stipulated by the legislation also contribute to this."

In Felix Blinov's opinion, an increase of the key rate of the Central Bank has become a "fly in the ointment", but although it can lead to the reduction in the number of projects implemented in the market, it will not change the trend of increasing the interest of private investors to invest in closed-end unit investment funds, including real estate closed-end unit investment funds .
